Phase Two
Lot Selection & Plan Review
Once you decide to move forward, we'll walk the available lots together and review the floor plan options. You'll see what's included as standard, what customization options are available, and what the finished home will look like. We'll also walk through the full spec sheet so there are no surprises about materials or finishes.

Phase Three
Contract & Financing
We'll put together a clear, straightforward purchase agreement that covers the price, included features, any selected upgrades, and the projected timeline. If you need financing, we can point you toward local lenders familiar with new construction loans. Once contracts are signed and financing is in place, your build slot is secured.

Phase Four
Permits & Pre-Construction
Before a single shovel hits the ground, we pull all required permits with the city, finalize subcontractor schedules, and confirm material orders. This phase is less visible but important. It's what keeps the build from hitting unnecessary delays once it starts.

Phase Five
Foundation & Framing
Construction begins with excavation, footings, and foundation. Once the foundation cures and passes inspection, framing goes up. This is the phase where your home starts to take shape and you can walk through it for the first time. We'll keep you updated throughout and welcome you to visit the site.

Phase Six
Mechanical, Insulation & Drywall
With the frame up, the mechanical trades move in: plumbing rough-in, electrical rough-in, and HVAC installation. Each goes through inspection before insulation is installed and drywall begins. By the end of this phase your home looks and feels like a real interior space.

Phase Seven
Finishes & Final Inspections
This is the phase that makes a house a home: flooring, cabinetry, countertops, trim, paint, fixtures, and appliances all go in. It's also the most detail-intensive phase, and the one we pay closest attention to. City inspections are completed, and we do a full walkthrough of our own before we ever ask you to set foot in it.

Phase Eight
Buyer Walkthrough & Closing
Before closing, we walk through the completed home with you. This is your opportunity to inspect everything, ask questions, and note any items you'd like addressed. Once you're satisfied, we close and you get the keys. We'll also hand you a full welcome package with warranty information and contacts for every major system in the home.

You deal directly with the builder
Not a sales agent, not a project manager you've never met. The person you talk to at step one is the same person building your home.
Regular build updates
We'll keep you in the loop as each phase completes. You won't have to chase us down to find out what's happening with your home.
Site visits welcome
We encourage buyers to visit the site during the build. Seeing the progress firsthand gives peace of mind and keeps everyone aligned.
No hidden costs
We go through what's included and what's not before you sign anything. Change orders happen in construction, but they won't catch you off guard.
Common Questions
How long does it take to build a home?
Typically 4–6 months from breaking ground to closing, depending on the plan, finish selections, and inspection scheduling. We'll give you a realistic timeline upfront.
Can I make changes once construction starts?
Some changes are possible early in the build, but others aren't once certain phases are complete. We'll be upfront about what's feasible and what it costs before anything changes.
Do you work with outside lenders?
Yes. You're free to use any lender you choose. We can also connect you with local lenders who have experience with new construction financing if that's helpful.
What's covered under warranty?
We provide a standard builder's warranty covering workmanship and materials. Iowa also has statutory protections for new construction. We'll walk you through all of it at closing.
What if something comes up after I move in?
Call or text us directly. We stand behind our work and will address any legitimate warranty issues promptly. You're not dealing with a warranty department. You're calling the builder.
